There is a particular silence that falls over a site meeting when someone unrolls a drawing and the numbers on it do not match the wall everyone is standing next to.

I have watched it happen. A joinery package priced off a plan traced from a 1970s record drawing. Twenty-three millimetres of discrepancy across an opening is nothing, really, until the units arrive, and they do not fit, and someone has to make a phone call nobody wants to make.

That is the quiet argument for commissioning proper measured building surveyors before a single line of design work begins. Not because surveying is glamorous. It isn’t. But because a measured survey is the one document on a project that everything else is quietly resting on.

First, a distinction that costs people money

Here is something worth clearing up immediately, because the search results conflate these two things constantly and the confusion is expensive.

A building survey is a condition report. It tells you whether the roof is failing, whether there is damp in the north wall, whether the lintel over the bay window is doing its job. It is what a buyer commissions before exchange, and it is written by a chartered building surveyor with a torch and a moisture meter.

A measured building survey is a geometry record. It tells you precisely where everything is: walls, levels, openings, structure, services  to a stated tolerance, delivered as CAD or a 3D model. It says nothing whatsoever about the condition.

Different professions, different deliverables, different reasons for existing. If you brief measured building surveyors expecting a defects report, or brief a condition surveyor expecting dimensioned floor plans, you will get exactly what you asked for and none of what you needed. With control established, the scanning follows. Ask, before you sign:

  • What accuracy band, and against what standard?
  • Will control be established, and can I see the network?
  • What is the maximum permitted registration error?

Good measured building surveyors will not promise you perfection. They will promise you a stated tolerance, a documented method, and evidence you can go back to. That is a better offer, and it is the only one that survives contact with a real building.

Commission it early. Specify it properly. Read tolerance. Keep the point cloud.

And when the drawing and the wall disagree, you will already know which one is telling the truth.
